Rental Agreement between On Edge Holdings Ltd T/A Paroa Retreat (Paroa Retreat) and the Guest (You)

 

Paroa Retreat is located at 40 Otamarua Road, which is 11km from Russell and a similar distance from the car ferry that leaves from Opua in the Bay of Islands.  It is located near the Paroa Bay winery and is accessed via Paroa Bay Road.  The road is fully sealed. The area is quiet and has a rural outlook along with stunning views of the Bay of Islands.  It has expansive views over the Bay with clear views of Roberton Island.  Bird life is abundant with Quail, Weka, Hawks, Pheasant, Tui, Rosella, Kingfisher, Sparrows and Fantails some of the birds seen on the property.  A large portion of the land at Paroa Retreat is clad in protected native bush.

Inclusions

Paroa Retreat won the Master Builders Supreme House of the Year award in 2008.  It has been built to a very high standard with bamboo flooring, double glazing, floor to ceiling windows, high quality fittings and fixtures.  Paroa Retreat is fully furnished with designer furniture in the living, bedroom and outdoor areas and includes high quality appliances and decor.  Heating and cooling is provided via air conditioning, column heaters, ceiling fans, and screened louvre windows.  Glassware, cutlery, crockery and pots and pans are all provided in the kitchen.  Cleaning products are provided.   Bed linen, towels, bathrobes, tea towels, duvets and extra blankets are all included.  Living Nature toiletries are provided in the ensuite, bathroom and second toilet.

Booking

A non refundable deposit of 30% is required to confirm a booking and secure the advertised rate.  The balance of the payment is required 30 days before the booking commences.  If a booking is made within 30 days of your arrival then full payment is required.

Changes

If you would like to change the date of your booking please advise us as soon as possible. Paroa Retreat will attempt to make the requested changes, however Paroa Retreat cannot guarantee that a booking can be changed.  Please ensure your travel insurance includes cover for changes to your travel plans.

Cancellation

If you wish to cancel your booking more than 30 days before your arrival date, the deposit paid is non refundable. If you wish to cancel your booking within 30 days before your arrival date the full amount is due and no refund will be given.  Please ensure your travel insurance includes cover for changes to your travel plans.

Payment

You can make payment of both, your deposit and your full rental, by credit card or bank transfer.  If paying by bank transfer a credit card must be provided for any damage or incidental charges.  Please contact Paroa Retreat for payment details.

Arrival and Departure

Arrival times are after 2pm and departure times are up to 12pm.  Please contact Paroa Retreat if you wish to check in or out after these times.  This may be possible, but cannot be guaranteed as it is dependent on other bookings.  Please provide Paroa Retreat with an estimated time of arrival and we can arrange someone to meet and greet you.

Please be aware that Paroa Retreat is on the Russell peninsula and is accessible by car ferry from Opua.  The first ferry leaves Opua at 7am and the last ferry leaves Opua at 10pm.  The car ferry leaves the Russell side 20 minutes before these times.  Outside these hours there is a back road for access, but this is not recommended as it is a twisty unsealed road.

Minimum Rental Period

From 23 December – 10 January the minimum rental period is 5 days. At Easter the minimum stay is 4 nights and at all other times of the year the minimum rental period is 3 days.

Maximum Numbers

The maximum number of guests that Paroa Retreat is set up for is 6 guests, with three queen beds.  No additional sleeping arrangements, including tents, vans or motor homes are permitted without written consent from Paroa Retreat.

Children, Pets and Smoking

Due to the construction of Paroa Retreat with floor to ceiling glass and balconies and doors with no railings, it is not suitable for children under 10 years of age.  If you choose to have children under this age you accept full responsibility for their safety.  In the event of an accident you agree that no claim will be made against Paroa Retreat.  Paroa Retreat does not allow pets and is a non smoking property.

Cleaning

The property is to be left in a clean and tidy manner upon departure.  A standard clean is included in your rental, but if you leave the property in a very dirty state an additional cleaning charge of $200 will apply.  Cleaning products are provided and a cleaner may be available to clean during your stay at an additional charge of $30/hour. Please contact Paroa Retreat prior to arrival to arrange this.

Water

The property is on a tank water supply.  Water is collected from the rain on the roof and filtered before being used in the house.  Please conserve water where possible.  Excessive water use will require the water tanks to be refilled and this will be charged at a rate of $300 per refill.

Paroa Retreat uses a biocycle waste water system.  Please do not flush feminine hygiene products down the toilet and dispose of these in the rubbish. Other than this the wastewater system requires no maintenance or special treatment during your stay.

Rubbish and Recycling

Bags and bins are provided for both rubbish and recycling. Rubbish can be left in the bins provided at the end of your stay.

Services and Entertainment

Electricity and gas are both included in the rental rate.  Freeview television is included in both the lounge and third bedroom/day room.

There is no telephone connected in the premises, however there is good mobile coverage from Telecom mobile and reasonable coverage from Vodafone mobile. Wireless internet is available at no charge.

All of these services are provided by third parties and Paroa Retreat is not liable for any interruption to these services.  If you do experience any problems please notify Paroa Retreat and we will do what we can to restore these services.

Self Catering

Paroa Retreat is setup for self catering.  The kitchen is fully equipped with glassware, cutlery, crockery, pots and pans suitable for 6 people. An electric oven and gas stove top along with a microwave and an outside gas barbeque are included.  A fridge/freezer and dishwasher are also included.  Basic supplies such as cooking oil, herbs, spices, aluminium foil, glad wrap and a small selection of tea and coffee are provided.

The nearest shop for supplies is the Four Square in Russell and the nearest supermarket is a Countdown in Paihia.  There are no food outlets in the immediate vicinity of the property with the nearest restaurants and cafes in Russell.  The Paroa Bay winery is located within walking distance of the property.

Neighbours

Even though Paroa Retreat is in a country location with few neighbours nearby, please be considerate of others in the area.  Paroa Retreat reserves the right to terminate a booking if you cause excessive nuisance to others.

Damage or Breakages

Any damage to the property, other than fair wear and tear will be charged to your credit card.  While no bond is taken, a credit card is required to cover any incidental charges that may be incurred.

Limitation of Liability

Paroa Retreat does not accept any liability for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of terrorist or military action, riots, revolution, insurgency, civil war, adverse government action or inaction or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations as described or as substituted.

This agreement is a contract between Paroa Retreat and You as the Guest.  Completing this booking form is acceptance of the terms and conditions stated above and any variation to the agreement must be in writing.  This agreement is governed by the Law of New Zealand and any dispute is to be resolved in the courts of New Zealand.

Your deposit will be charged to this card when we receive this form. The balance will be charged to your card 30 days prior to your arrival date unless notified otherwise.
